NEXT QUESTION: WHAT SHOULD YOU EXPECT OR PREPARE FOR INITIAL INSPECTION?

You should expect to not be home. Sounds funny, but here's why: The insurance adjuster may be inclined to start asking the insured questions and perhaps request a recorded statement on the spot. It is best for you to leave the work to us. After all, that's what you are paying us for. We will walk the insurance adjuster through the home and highlight the damages that our expert has previously documented for our in-house estimate. Our estimate is a summary of costs based on industry standard prices of what it will take to repair or replace the damaged items/areas of your home or business. This report is from the same professional software that insurance carriers and their adjusters use. The best way to answer an insurance adjusters questions about damages and coverage is to speak the same language. Therefore, your representation will usually recommend you are not at the home during the initial inspection. Our in house estimate will later be the negotiating tool used to come to an agreement for payment on your claim.

NEXT QUESTION: NEXT UP WILL BE A SHORT GLOSSARY OF IMPORTANT TERMS (AKA INSURANCE LINGO).

NEXT QUESTION: THE INSURANCE COMPANY IS CALLING ME AFTER MY REPRESENTATION/ATTORNEY HAS FILED THE CLAIM? WHAT DO I SAY?
Insurance companies are running RAMPANT calling the insureds and trying to ask questions about damages even before setting initial inspection. BEWARE: if you have hired a public adjuster or an attorney to represent you it is in your best interest to not answer the calls. If you feel obliged to answer, you may tell them to contact your attorney and provide the number. EXAMPLE: During this disaster, Hurricane Irma, our client had the Insurance Adjuster show up to the home for initial inspection with not even a phone call to the insured. With or without representation you are to be notified of a time for initial inspection so you may be prepared to show the damages of your home. However, if you have representation you should not be contacted after the firm's Letter of Representation (LOR) has been submitted.

NEXT QUESTION: DO I HIRE A PUBLIC ADJUSTER OR AN ATTORNEY AND WHAT IS THE DIFFERENCE?

All over the internet I see a million reasons why you need to hire a Public Adjuster. I will not knock their profession. In fact, we have friends in the industry that do great work AND we do the same work! The articles we've researched (well more like marketing materials) are not informative but swaying. They try to convince you that an attorney is only interested in litigation (filing suit) and doesn't get into the details of your claim. Well, that's just false.

A public adjuster is a licensed professional who knows how to estimate and document your damages to fight for your claim. If they cannot get appropriate compensation or your claim is denied they send your file to an attorney for litigation. Now the insured has to meet new representation who knows nothing of their file and has no rapport with the client. Our attorneys work with Loss Consultants (aka public adjuster working under a law firm), who are expert damage assessors and estimators. They are vetted to assure the attorney that they want the most for your claim and are accountable to the attorneys and the attorney's reputation and bar license. If you should need to go to litigation you are already represented by a law office. When "YOUR ATTORNEY" is calling on the line, the insurance company will respond.

NEXT QUESTION: WHAT IS MY HURRICANE DEDUCTIBLE AND WHY DOES IT SEEM SO HIGH?

Your "Hurricane" or "Wind and Hail" deductible is a percentage of your COVERED DWELLING policy limits.

For example: Your policy covers damages to your dwelling up to a value of $536,000. If your deductible is 3% when caused by Hurricane/Wind and Hail Damages then your deductible would be for this this claim is $16,080.00. Don't freak out! Remember, we live right next to Hurricane Alley. Gone are the days of curbside check writing.

HOWEVER, we know what we are looking for. Possible damages that seem like a minor ceiling stain could be part of more extensive damages made by the storm affecting your roof. In fact, several days, even weeks, after this hurricane many people will begin to see the damages that were caused by the hurricane as their roofs are exposed to new rain showers.

You may also think your damages are not POSSIBLY going to cover the deductible. However, we are versed in Xactimate and can estimate the damages of your home or business property with actual, accurate industry standard prices. If you are not sure, call us, we can have a consultant assess your damages, free of charge. Our integrity is key, we will never sign/file a claim senselessly if the damages are not enough.

Here is our first HURRICANE IRMA question?
WHY DO I NEED A PUBLIC ADJUSTER or ATTORNEY?
I have been asked by clients and even the best of friends. Whether you go with 411 Loss or not here is what you need to know:

1-Hurricane deductibles are NOT the same as regular property loss and damages. Insurance Adjusters will not go out of their way to spot damages that will meet the deductible of hurricane/windstorm damages.

2-We know what your damages cost, insurance companies do not want you to maximize your benefits. Our minimal fee provides our expert to draft and estimate that insurance companies have to look at and negotiate with us due to industry standards and our program XACTIMATE.

3-You may see the damage that is obvious to the naked eye. Our experts see the underlying issues that insurance companies are not going to provide you with.

Example: You have water coming out of your baseboards, you call the insurance company with out representation. They can find several reasons to inform you that this was due to a pre-existing condition, not related, then deny your claim or they can under pay you because you are not aware of further damage related costs that are backed by our program.

Home damaged? Is your roof leaking? Water inside your house? CALL MY OFFICE or CALL ME DIRECTLY!!!

Ian was a Catastrophic Hurricane for many, but we are all feeling NOW the impact of the damages that occurred when communications are down, power is out and transportation is limited or not available. Our homes are flooded, our roofs leaking and water is inside our homes. We are advising all those impacted to please have copies of their Homeowner’s and/or Flood Insurance Policy’s DECLARATION PAGE (first two pages of the insurance policy that gives general information as to ownership, property covered by insurance and the general coverage and terms provided by the insurance policy) ready. This will ensure that you have available with you the information necessary to allow us to file your claim as soon as possible.

WHY IS THIS IMPORTANT?

After catastrophic storms, insurance companies can take weeks, if not months, to send their adjusters to do an initial inspection. That is why it is vital to have a team of insurance claim experts on your side. The first persons to file claims are the first to have their claim PAID. This is because most insurance companies do not have the sufficient number of adjusters to handle a storm of this magnitude. Consequently, insurance companies begin outsourcing the adjusting work which takes months.

The time to seek representation is NOW. In some instances, insurance companies will go bankrupt. Our expert team combined has over 15 years protecting the interests of home and business owners during all stages of the insurance claim process including handling the appraisal (arbitration) and, if need be, litigating the rights of the homeowner in court. Our staff is composed of attorneys, loss consultants, estimators and appraisers which ensure your claim is expedited and your claim is maximized.

However, we cannot help you unless YOU give us a call. Avoid what happened to homeowners after hurricane Katrina, Wilma, Irma, where homeowners were left without insurance compensation for months or longer.

CALL US NOW! We are ready to act on your behalf to protect your rights against the insurance companies.
