Sir, unless you're standing in my driveway with a pre-approval letter and an offer, we're going to need to look at some actual data. 😂

This chapter is all about pricing your home, why the highest number isn't always the best advice, and why a good Realtor occasionally has to tell you something you don't particularly want to hear.

And because nobody wants to stare at my face while I talk about comparable sales, the video is a sunrise I filmed at Green Turtle Cay in the Abacos.

So even if you don't care what your house is worth, turn the sound off and enjoy the Bahamas. 🌅😂

Come take a ride with me! 🚗🌴

Today’s Ride Along with Brittany takes us through Waterfall in Little River, SC - a small gated community that I think sometimes flies under the radar.

Beautiful all-brick homes, private courtyards, a pool and clubhouse, an active social club, and one of the prettiest gated entrances around - complete with waterfalls, of course. 😉

And the location is hard to beat. You’re tucked away enough to feel like you’re away from it all, but still just minutes from North Myrtle Beach, the beaches, restaurants, shopping, golf, boating, and everything else we get to enjoy along the Grand Strand.

There’s also a mix of new construction and newer resale homes, so if Waterfall hasn’t been on your radar, it might be worth a look.

Well...the joke officially became a book. 😂

A few weeks ago, I was scrolling through the listing photos of a multimillion-dollar oceanfront home and found myself staring at a bedroom comforter and a laundry room before I ever got a decent look at the ocean.

I had some thoughts. Those thoughts became a fake book cover.

Then I realized...I could actually write the book.

So I did. Well, at least a booklet.

How to NOT Be an Idiot...when selling your home.

It’s a humorous - but genuinely useful - look at selling your home, choosing the right Realtor, asking better questions, spotting red AND green flags, and avoiding some of the mistakes I’ve seen over the years.

I decided to read the book on video too, and we're starting at the beginning. In this first video, you'll learn a little about me, hear the story that started this whole ridiculous idea, and even get some sailing B-roll I shot on a trip from Florida to the Vineyard.

And yes...next up is The Laundry Room Test.

Georgetown friends - this one is worth a look. 👀

Last week I made a fake book cover. Then I actually wrote the book.

How to Not Be an Idiot is officially finished and currently being reviewed by a handful of trusted people... and a few people who probably shouldn't be trusted with a red pen. ✍🏽

It's packed with real stories, practical advice, a little sarcasm (ok, maybe a lot!), and hopefully enough common sense to help people avoid expensive real estate mistakes.

Apparently, one bad listing with the laundry room before the ocean view was all the motivation I needed.🤷🏻‍♀️
