The valley sits high enough that the day and the night are two different climates. In the plains the afternoons are heavy; up here the same hours are warm and dry, and then the sun goes behind the ridge and the temperature drops away quickly. By eleven the air coming through an open window is cool enough for a blanket.

It is not something anyone puts in a search profile. It is one of the first things owners mention when asked what they actually like about being here — that the nights are quiet and cold, and that you wake up under a duvet in the middle of August.

Air conditioning is rarely the question in a well-built mountain apartment. Cross ventilation is: which way the windows face, whether two of them sit on different sides, and whether one can be left open at night without hearing the road.

Worth standing in a flat after dark, not only at midday.

Most policies on a second home abroad carry a condition the owner has never read.

It is rarely dramatic and almost never on the front page. Somewhere in the terms sits a line about unoccupancy: how long the property may stand empty before parts of the cover change, and what is expected of the owner meanwhile — water shut off, the place looked at in intervals, the condition recorded.

Nobody thinks about it until there is a claim. Then the question is not whether something happened. It is whether you can show what the condition was before it happened, and that what the policy asked for was actually done.

Which makes the dull routine the valuable one: read your own unoccupancy clause once, in the wording, and keep dated photographs and a short note from every visit. Together they cost an afternoon — and neither can be produced afterwards.

Das macht die langweilige Routine zur wertvollen: Lesen Sie Ihre eigene Leerstandsklausel einmal im Wortlaut, und halten Sie aus jedem Besuch datierte Fotos und eine kurze Notiz fest. Zusammen kosten sie einen Nachmittag — nachträglich herstellen lässt sich keines von beiden.

The day the keys change hands is the last easy chance to record what you bought.

Completion is treated as the finish line. For a buyer who will not be living there it is closer to the starting line, and it is the one day when everyone involved is still in the room and still helpful.

What belongs in that hour: photographs of every room in the condition you are taking it, meter readings for electricity and water written down with the date, the full set of keys counted and noted, and the contact of whoever actually runs the building rather than whoever sold you the flat.

None of it is difficult. All of it becomes difficult six months later, when a charge is disputed or something is found and nobody can say what the condition was on the day.

A purchase abroad is not finished when the money moves. It is finished when somebody has written down what you now own.

Between agreeing a price and owning the apartment lie three steps, and most surprises live in the second (swipe).

1. The preliminary contract. A deposit is paid and the terms are fixed in writing: price, what is included, the completion date, and what happens if either side walks away. This is the document that binds you, not the final one. Anything you want checked must be checked before signing, or agreed in it as a condition.

2. The title check. Who is registered as owner, whether any charge or mortgage sits on the property, whether the building has an unresolved planning or maintenance question. People compress this step when in a hurry, and it is the only one that cannot be repaired afterwards.

3. The notary. Both parties sign, the balance moves, and the transfer is entered in the register. It takes an afternoon and carries almost no risk if step two was done properly.

The sequence is not a formality. It is the difference between a purchase that is checked and one that is merely completed.

3. Der Notar. Beide unterschreiben, der Rest fließt, die Übertragung wird eingetragen. Das dauert einen Nachmittag und trägt kaum Risiko, wenn Schritt zwei sauber lief.

Die Reihenfolge ist keine Formsache. Sie ist der Unterschied zwischen einem geprüften Kauf und einem bloß vollzogenen.

In August the balcony is not an extra room. It is the main one.

The hottest hours here run from noon to five, and inside a well-built mountain apartment those are the quiet ones: shutters half closed, the rooms holding their cool. What actually gets used in that stretch is a metre and a half of shaded timber outside the door.

Which is why it deserves a closer look than a floor plan gives it. Not how large it is, but which way it faces and how much of the day it stays in shade. West-facing photographs beautifully and is unusable from two o'clock. Morning sun with afternoon shade is a place you will sit every day of the summer.

The same square metres, arranged differently, and only one of them gets used.

Deshalb lohnt ein genauerer Blick, als der Grundriss nahelegt. Nicht wie groß er ist, sondern wohin er zeigt und wie lange am Tag er im Schatten bleibt. Nach Westen fotografiert sich wunderbar und ist ab zwei Uhr unbenutzbar. Morgensonne mit Nachmittagsschatten ist ein Platz, an dem Sie den ganzen Sommer sitzen.

Nine of the twelve months here are quiet. That is the part of the year you actually own.

Most people meet Bansko in its loud weeks — the lifts running, every table taken, the town at full volume. Then they own it mostly in the other nine months: a cobbled lane with nobody on it, a balcony that takes the morning sun, a building that is either looked after when nothing is on, or is not.

It is worth deciding early which of the two you are buying for. A place that is only good when the season is good has to earn everything in a narrow window. A place that is pleasant on an ordinary Tuesday in the quiet months is one you will actually use, and the difference shows up in how it is maintained rather than in the photographs.

Which version of a place matters more to you: how it feels in its best week, or in an ordinary one?

The order most buyers get backwards: viewings first, documents afterwards.

It feels natural. You want to see whether you like a place before spending anything on checking it. But in a purchase across a border, the viewing is the cheap part and the least informative — a well-presented apartment looks much like a badly-owned one for the hour you are standing in it.

What the papers show and the visit cannot: who is registered as owner, what the building has actually spent on itself, whether the annual charge is collected or merely invoiced, and whether anything is registered against the title.

Reading those first does not slow the search down. It shortens it, because most of what you would otherwise fly out to see falls away on paper.

Then the viewing does the job it is genuinely good at: telling you whether you want to be there.

Das zuerst zu lesen verlangsamt die Suche nicht. Es verkürzt sie, weil das meiste, wofür man sonst anreisen würde, schon auf dem Papier wegfällt.

Danach leistet die Besichtigung das, was sie wirklich gut kann: Sie sagt Ihnen, ob Sie dort sein wollen.

Seven months into the euro, what has actually changed here — and what has not (swipe).
1. The currency question is gone. Buying, selling and holding a Bulgarian property is a euro transaction end to end. For a buyer from the eurozone, the exchange-rate line has simply left the calculation.
2. Prices did not do what people were told they would. The market cooled through the first quarter rather than jumping. Anyone urged to hurry before January to catch a wave was promised something that did not arrive.
3. What decides a purchase here is unchanged: the building, how it is run, the title, and who the next buyer would be. A new currency does not settle a block with an unresolved maintenance question, and it never did.
The useful version of a change like this is usually the boring one — one variable fewer, and the rest of the work exactly as before.

2. Die Preise haben nicht getan, was man den Leuten angekündigt hat. Der Markt hat sich im ersten Quartal abgekühlt, statt zu springen. Wem geraten wurde, sich vor Januar zu beeilen, um eine Welle mitzunehmen, dem wurde etwas versprochen, das nicht eintrat.
3. Was einen Kauf hier entscheidet, ist unverändert: das Gebäude, seine Führung, das Eigentum und die Frage, wer der nächste Käufer wäre. Eine neue Währung klärt keinen Block mit offener Instandhaltungsfrage — und hat es nie getan.
Die brauchbare Fassung einer solchen Änderung ist meist die langweilige: eine Variable weniger, der Rest der Arbeit genau wie vorher.

The reason August here feels different from August almost anywhere else in the country: altitude, and the water that comes with it.
Bansko sits high enough that the nights cool down properly, and the streams coming off the Pirin stay cold through the hottest week of the year. It is why the town fills in summer with people who are not here for the mountain at all — they are here because it is bearable.
For an owner, that is the part of the year easiest to overlook when buying. A place that only works for four months of winter is a very different asset from one that works for two seasons.

A Saturday morning in the old town, a few minutes on foot from most of the newer buildings on this side of Bansko.
This is the part of owning here that never appears in a floor plan: what is within walking distance on an ordinary day. The lane. The shade the stone walls hold in August. The fact that the mountain closes the view at the end of almost every street, whichever way you turn.
People choose an apartment by its rooms and then live in the streets around it. Both are worth walking before deciding.
Which would matter more to you in a place you came back to: the apartment, or the five minutes around it?

Ein Samstagmorgen in der Altstadt, wenige Gehminuten von den meisten neueren Gebäuden auf dieser Seite Banskos entfernt.
