In Bansko, autumn starts at the front door.

Boots on, up the cobbled lane at the edge of town, and soon the last houses give way to the Pirin woods. Higher up there is a bench and a view back over the valley.

From October the paths are quiet again, and the walk begins where the apartment ends.

Owning property in Bulgaria from abroad is mostly a question of order, not of law books.

The notarial deed shows who owns the flat. The municipality keeps its own record for the property tax and the waste fee. The building has its own manager, its own meetings and its own reserve fund. Three places, three sets of papers, and none of them tells the others when something changes.

What helps an owner who is not here is unremarkable: the documents kept together in one file, the dates known in advance, and someone on site with a key who checks, reports and hands over when it matters.

Three things a viewing in the quiet season shows that a summer viewing does not.

The heating. Ask for it to be switched on. How fast the room warms, and how even the radiators are, is the honest answer to how the flat will live from November.

The light. Look at the floor at four in the afternoon, not at noon. In autumn the sun is low, and the depth of the window reveal decides how much of it reaches the room.

The building. Stand in the stairwell for two minutes. Doors, footsteps, the state of the landing and who has looked after it say more than the listing.

Buy the building you have seen at its quietest.

Das Haus. Stehen Sie zwei Minuten im Treppenhaus. Türen, Schritte, der Zustand des Absatzes und wer sich darum gekümmert hat, sagen mehr als das Inserat.

Many apartments in Bansko were furnished to be let, and it shows in the evenings.

A single ceiling light and thin curtains. That works for a week in February. It is less kind to an owner who stays from November into spring.

Owners who come to live here for longer usually change two things first. The light: two or three lamps at different heights, warm and low, so the room is lit where people actually sit. And the windows: curtains heavy enough to close properly, because a mountain night is long and a dark window feels cold.

Neither needs a renovation. On a dark afternoon, both change how a flat feels more than a new kitchen would.

Viele Wohnungen in Bansko wurden für die Vermietung eingerichtet, und das merkt man an den Abenden.

Eine einzelne Deckenleuchte und dünne Vorhänge. Für eine Woche im Februar reicht das. Für einen Eigentümer, der von November bis ins Frühjahr bleibt, ist es weniger freundlich.

Wer länger hier lebt, ändert meist zuerst zwei Dinge. Das Licht: zwei oder drei Lampen in verschiedenen Höhen, warm und niedrig, damit der Raum dort hell ist, wo man tatsächlich sitzt. Und die Fenster: Vorhänge, die schwer genug sind, um richtig zu schließen, denn eine Bergnacht ist lang, und ein dunkles Fenster wirkt kalt.

Beides braucht keine Renovierung. An einem dunklen Nachmittag verändert beides das Gefühl einer Wohnung mehr als eine neue Küche.

A monthly report on an apartment nobody visited is a short document, and that is the point of it.

Four rooms looked at. Two meters read. Nothing to report on the door, the windows, the ceilings. A dated set of photographs that will be dull to look at and impossible to reconstruct later.

Owners sometimes ask what they are paying for in a month when nothing happened. The answer is that a month in which nothing happened is only knowable afterwards if somebody wrote it down at the time.

About two hours south of Bansko, the land opens towards the warmest corner of Bulgaria, and the landscape changes completely.

Melnik is often called the smallest town in the country: a few streets of old houses with dark timber upper floors, set beneath sandstone pyramids shaped by wind and rain. Around it, the vineyards turn red in October.

The local grape, Shiroka Melnishka, has been grown here for centuries. Several small cellars in and around the town offer tastings; outside the summer it is worth calling ahead.

A day there is a reminder that owning in Bansko means owning in a region, not only in a ski resort.

Melnik gilt oft als kleinste Stadt des Landes: ein paar Straßen mit alten Häusern und dunklen Holzobergeschossen, unter Sandsteinpyramiden, die Wind und Regen geformt haben. Ringsum färben sich die Weinberge im Oktober rot.

Die örtliche Rebsorte, Shiroka Melnishka, wird hier seit Jahrhunderten angebaut. Mehrere kleine Keller in und um den Ort bieten Verkostungen an; außerhalb des Sommers lohnt sich ein Anruf vorab.

Ein Tag dort erinnert daran, dass Eigentum in Bansko Eigentum in einer Region ist, nicht nur in einem Skiort.

In Banya, a few minutes from Razlog, warm water comes out of the ground.

People fill bottles at the fountain on an ordinary morning, the old bath house stands with its door open, and from some living rooms you can see the steam rise over the roofs. It is not an attraction. It is part of the week in the valley.

The day the keys change hands is short. What gets settled on it decides how the first winter goes (swipe).

The keys. Count them, and ask what each one opens: the flat, the building entrance, the letterbox, the storage. Then ask who else has had a set: a cleaner, an agent, a neighbour. If nobody can say for certain, a new lock cylinder is simpler than the open question.

The accounts. Electricity, water and the building maintenance fee each run in someone's name. Read the meters with the seller present, photograph them with the date, and have each account moved to the new owner in the same week. Until then the bills go to someone else, and so do the reminders.

The building. Find out who looks after the house: the manager's name, a phone number that is answered, where notices are posted. It is the contact needed the first time water appears on a ceiling.

One afternoon, and the flat can be left alone from abroad.

Die Konten. Strom, Wasser und das Hausgeld laufen jeweils auf einen Namen. Lesen Sie die Zähler im Beisein des Verkäufers ab, fotografieren Sie sie mit Datum und lassen Sie jedes Konto in derselben Woche auf den neuen Eigentümer umschreiben. Bis dahin gehen die Rechnungen an jemand anderen, und die Mahnungen auch.

Das Haus. Klären Sie, wer sich um das Gebäude kümmert: den Namen des Verwalters, eine Telefonnummer, unter der jemand abhebt, und wo Aushänge hängen. Das ist der Kontakt, den man braucht, wenn zum ersten Mal Wasser an einer Decke erscheint.

Ein Nachmittag, und die Wohnung kann aus dem Ausland allein bleiben.

Bansko is not one place to own a flat. It is several, a few hundred metres apart.

The valley between Pirin, Rila and the Rhodopes holds two towns, Bansko and Razlog. Within Bansko, the old quarter, the slopes above it and the newer streets towards the edge of town each give the same week a different shape: how far the bakery is, how the building sounds in the evening, which way the balcony looks.

A listing shows the flat. It rarely shows the street at seven in the evening, out of season.

That is worth an hour on foot before any viewing is arranged. We are glad to walk it with you.

Bansko is where we live. The same hour on foot is worth it in Varna, Burgas or Sofia.

Bansko ist nicht ein Ort, an dem man eine Wohnung besitzt. Es sind mehrere, wenige hundert Meter voneinander entfernt.

Das Tal zwischen Pirin, Rila und Rhodopen trägt zwei Orte, Bansko und Razlog. Innerhalb von Bansko geben die Altstadt, die Hänge darüber und die neueren Straßen zum Ortsrand derselben Woche jeweils eine andere Form: wie weit die Bäckerei ist, wie das Haus abends klingt, wohin der Balkon schaut.

Ein Exposé zeigt die Wohnung. Die Straße um sieben Uhr abends, außerhalb der Saison, zeigt es selten.

Das ist eine Stunde zu Fuß wert, bevor irgendeine Besichtigung vereinbart wird. Wir gehen sie gern mit Ihnen.

Bansko ist dort, wo wir leben. Dieselbe Stunde zu Fuß lohnt sich in Varna, Burgas oder Sofia.

In the villages of the valley, honey is still sold from the house rather than the shop.

The hives stand on the slopes of the Pirin and the Rila through the summer, and by October the year's honey is in jars on a table under the eaves: dark from the forest, lighter from the meadows, sometimes a piece of comb beside them. There is rarely a label. There is usually a conversation.

It is one of the small things that make a flat here feel less like a holiday address: knowing which village, which house, and which of the jars is worth the drive.

In den Dörfern des Tals wird Honig noch am Haus verkauft und nicht im Laden.

Die Bienenstöcke stehen den Sommer über an den Hängen von Pirin und Rila, und im Oktober steht der Honig des Jahres in Gläsern auf einem Tisch unter dem Vordach: dunkel vom Wald, heller von den Wiesen, manchmal ein Stück Wabe daneben. Ein Etikett gibt es selten. Ein Gespräch fast immer.

Es gehört zu den kleinen Dingen, die eine Wohnung hier weniger nach Urlaubsadresse wirken lassen: zu wissen, welches Dorf, welches Haus und welches der Gläser die Fahrt wert ist.
