Falling home prices have played a key role, balancing out the impact of higher mortgage rates and bringing typical payments to 51.1% of the median income. While Vancouver still tops the list as the least affordable market, the trajectory for further gains will hinge on both steady income growth and keeping price increases in check. We're seeing Toronto's real estate market move steadily toward balance. This tightening of supply and demand is shifting the landscape: homes are now selling closer to their asking price, and negotiations are reflecting a more typical pace for both buyers and sellers. The freehold segment, in particular, is showing signs of stability, while condos remain more favorable to buyers. Borrowers have largely adapted to current interest rates, and sellers are now pricing their homes with a more realistic outlook. With fewer new listings and prices holding steady around $1M—down 5% year-over-year—experts believe these balanced conditions may encourage previously hesitant buyers to re-enter the market.
