APRIL MARKET INSIGHT
At the end of April there were around 667 homes on the market in CW12, with approximately 259 sale agreed.
And during April alone, around 100 new homes came to market, while around 50 went sale agreed.
The market is still moving — but buyers are naturally being more selective and price conscious, particularly when there’s more choice available.
That’s why the first few weeks of marketing are so important.
It’s when your home receives the highest level of attention, when buyers compare it against everything else currently available, and when pricing, presentation and marketing strategy can make the biggest difference.
If your home is currently on the market in Congleton — especially under the £300,000 price point — and interest has felt slower than expected, it doesn’t necessarily mean there’s a lack of buyers. There continues to be strong activity from first-time buyers and onward movers across the area.

The spring market is active — just more measured than we’ve seen in previous years.
