Getting to Sale Agreed is a big step in the home buying process, but it’s probably the most stressful and busy part. The good news is, you can make Sale Agreed work for you by being organised and completing some tasks early. 

Here’s a few items you can do to make Sale Agreed work for you!

1: Engage your solicitor straight away. They can make contact with the vendor’s solicitor and start moving on pre contract enquiries. It can be best to get these done EARLY to avoid delays at the last minute. 

2: Contact your Bank/Broker to let them know you are Sale Agreed and will be applying for full approval and drawdown soon.

3: Hire your surveyor to visit the property and conduct a pre purchase structural survey.

4: Get your Mortgage Protection and House Insurance quotes lined up so you are ready to activate the policies when needed.

Then remember to RESEARCH, RESEARCH, RESEARCH right up until the point you sign contracts. Find out everything you can about the house and area. No one else is going to volunteer any information to you about potential issues so it is your responsibility to find out.

Where Should I Search for Properties for Sale in Ireland?
Unfortunately there is no one straight forward answer here. The 2 biggest property portals, Daft.ie and MyHome.ie have about 90% of residential properties for sale each. But it is not the same 90% which means you’ll need to search both to get the widest coverage.

A great tip is to create an account on both sites and sign up for alerts for your search criteria. That way, as soon as a new property is added that matches what you are looking for, you’ll get a notification to let you know.

Then it can sometimes be worth while signing up for the mailing lists of any local estate agents in the area you are looking for a property this. This is because Estate Agents will sometimes list properties for sale on their own sites first and if you’re on their mailing list, you’ll find out about them before most other buyers.

How much do you need saved up to buy a home for €250k?

If you are buying a home for €250k, you’ll need approximately €32k saved up an in the bank if you are getting a 90% mortgage to purchase the property.

Then to meet Central Bank Rules you’ll need a salary or combined salary of at least €56k in order to borrow the remaining €225k.
