Travel & Hotels vs. Condotel: Which Is Right for You? Avoid The Condotel
The travel landscape is shifting.
In my opinion, not for the better.
While traditional hotels have long dominated the market, a newer sales pitch is gaining traction: the "condotel".
Condotel is "condominium hotel," this hybrid model promises the best of both worlds—ownership and hotel-style convenience. But is it a smart investment for travelers, or just a glossy sales pitch?
What Is a Condotel?
A condotel is a residential condominium unit located with hotel services such as a restaurant and bar, massage, etc. Owners hold the title to their individual unit but participate in a rental program managed by "property management companies". The owner rents their condominium investment when they are not using the condominium unit.
Unlike a standard vacation home, a condotel operates as part of the so-called hotel's inventory. It features a front desk "without" front desk service and a front door "door man" (security guard) services.
Expect front desk service to reply to any of your concerns in this manner: "please refer to your property management company that's managing your unit". A property management company is a "middle party" (middle man) and this is where everything becomes itemized and costs can add up to an additional bill at check-out.
For example: An additional towel and/ or a simple room tidy on an extended hotel stay would all be additional costs at a condotel.
No big deal right? But what if a pipe is leaking under the bathroom sink? An extra towel to clean up floor water would be a nice complimentary feature. Not at a condotel and I have seen people at the front desks of condotels screaming about how much is being charged for an additional towel. You would be surprised what a property management company charges for a clean towel. If you want your sheets cleaned on an extended stay then the property management company will refer you to an outside laundry company. The property management company is the one you will have to deal with about additional towel charges and the price per towel. The property management company is located somewhere outside the condotel property and for the most part the are quick to respond. However, there are times where there's no response. You do not get to communicate with the owner of the condotel unit. The owner has hired the property management company to give you the run-around.

Here is an example of a new condotel unit that should never have been on a rental program.
A family checks into their condotel and becomes aware of a leak coming from one of the upper floors above their unit. The leak could be from anything and anywhere above their assigned condo unit. When contacting the property management company there is no reply. The room is flooded with in minutes and the family uses bathroom towels to clean the floor. The property management company does not reply until the next day and the family requests another unit. The property management company replies that "we only manage seven units out of the entire building and there's no available units to transfer to". The family searches for another property to transfer but is unable to find a vacant hotel on such short notice. After a closer look at the warping flooring the family is left to stay in a unit that was known to have problems. The solution was to dispute credit card charges which are in deed difficult to win disputes.
The Condotel Sales Pitch: Why It's Trending in 2026
Developers and agents market condotels as a "hassle-free" investment for owners. The pitch often highlights:
* Passive Income: The promise of rental revenue covering mortgage and fees.
* Luxury Amenities: Access to pools, spas, and gyms without maintenance responsibilities.
* Vacation Home: A guaranteed place to stay in popular tourist destinations like Miami, Orlando, or Honolulu.
* Appreciation Potential: In high-demand tourism markets, some condotels have outperformed traditional condos. For instance, units in Honolulu saw 14% annual appreciation between 2018 and 2022. However, paying guests can suffer not the owner who is investing in condominium units.
Verdict: Which One Is for You?
Choose a Condotel If:
* You want a vacation home in a specific resort location but don't want to handle maintenance or tenant issues.
Choose a Traditional Hotel If:
* You value flexibility and dislike being tied to one location.
* You prefer predictable travel costs without the burden of asset ownership.
