was founded in 2007, with the goal of developing homes that are smarter, not bigger, and sized to meet the needs of their occupants and to fit in with the context of their neighborhoods. Feldman set out to develop homes that provide truly sustainable housing-energy efficient, and manageable to heat, cool, furnish, and maintain over time-homes that homeowners can sustain and which will provide them

with affordable and stable housing. The neighborhoods where Right-Sized Homes, LLC works are ones that contribute to sustainable, earth-friendly lifestyles, with public transportation close at hand, infrastructure of water and public sanitary lines, gas, electric and cable services all in place, where sidewalks provide walkable routes to stores, schools and parks, and where neighbors know and care for each other. Right-Sized-Homes also works with private for-profit and community non-profit developers on their desired projects, as a project manager or joint venture partner, from initial site identification and project feasibility, through planning, design, and construction including marketing of the completed project. We are not currently directly developing homes, but are working with home buyers and sellers as an agent with Compass RE in Philadelphia and nearby, transit-oriented PA suburban neighborhoods.

I have four entry level rowhome listings coming up where the respective current owners would prefer to sell to a first time homebuyer than to an investor, but haven't been able to find out how to get these opportunities in front of housing counselors who could let first time homebuyers know of them. One in W Philly (Haddington/Cathedral Park) 2 in Strawberry Mansion, one in East Oak Lane/Upper Olney. Prices range from $129,900 to $229,900. Various private seller, not flippers, but the owners have prepared the homes to be move in ready (well, 3 of 4, the 4th needs some cosmetic love). We need more realtors in Philadelphia who will educate home sellers of entry level homes to take the extra steps and care, and have a bit more patience to sell to homebuyers, not investors...it's more work and time but actually yields a higher home sale price, while helping to stabilize neighborhoods, provide more entry level homeownership opportunities, and stabilize housing costs for the new homeowners.

Have you received this predatory pitch to sell your house? Today I got this for the umpteenth time, and homes in my neighborhood are selling for 5% to 20% over asking price-what a scam! Read the linked article; their business model is to get a house for no more than 70% of its current value, while the cost for a homeowner to sell a house conventionally, including realtor commission, transfer tax, minor repairs or prepping for showings, is typically 10% of the home's value. So, folks who call these predatory "we buy homes for cash" companies are handing over 20% of the value of their home. If your home is worth $250,000, you're essentially handing them $50,000 of your money to not sell your home for its highest and best value through a realtor. Don't do that! Right-Sized Homes, LLC. was founded in 2007, with the goal of developing homes that are smarter, not bigger, and sized to meet the needs of their occupants and to fit in with the context of their neighborhoods. Mr. Feldman set out to develop homes that provide truly sustainable housing-energy efficient, and manageable to heat, cool, furnish, and maintain over time-homes that homeowners can sustain and which will provide them with affordable and stable housing. These homes helped maintain neighborhood stability. These were infill or rehabilitation projects, filling gaps and removing blight from neighborhoods at risk of continued decline.

The neighborhoods where Right-Sized Homes, LLC works are ones that contribute to sustainable, earth-friendly lifestyles, with public transportation close at hand, infrastructure of water and public sanitary lines, gas, electric and cable services all in place, where sidewalks provide walkable routes to stores, schools and parks, and where neighbors know and care for each other. Right-Sized-Homes now works at the policy and planning level, addressing citywide and regional issues of housing, land use, zoning, affordability, sustainability, and equitable growth, including teaching in Temple University’s Department of Community and Regional Planning. We work with private for-profit and community non-profit developers on their projects, including housing, community facilities and neighborhood economic development.
